1. There was extensive efflorescence staining noted along the east concrete floor to wall joints and on the floor itself within the crawlspace under the stairs adjacent to the basement recreation area. This may indicative of slow seepage of water through the foundation wall to floor joints.
2. The east and south dry walled walls within the recreation area had visible mould and water damaged at baseboard level.
3. The enclosed room on the west side of the recreation room had a strong musty smell; mouldy plywood scraps were present within this room.
4. There were signs of sleeping in the basement recreation room as a bed and bedding were present. The window in the recreation room was not large enough for secondary means of egress in the case of fire or other emergency.
5. There was no smoke alarm within the basement sleeping area.
